Ltd.; GSL Springbank Development Ltd.; Lake Newell Resort Developers Limited.; Landon Mews Development Ltd.; Magna Vista Projects Inc.; Dynasty Properties International Ltd.; GSL Asset Management and GSL Capital Ltd. Its affiliate, 365 Developments Limited, is a real estate development company founded solely to develop and manage property in Canada and the United States. The Group has for the past three decades spearheaded over 50 projects across Western Canada and the US. This includes the development, project management, construction as well as Real Estate Sales and Marketing.


Stephen Law

Stephen Law graduated from the University of Hong Kong in the Civil Engineering Faculty in 1974 with Bachelor of Science (Engineering) degree with Honors. He completed training in the Public Works Department of Hong Kong government and became registered professional engineers in both Hong Kong and United Kingdom. Stephen has been registered as a professional engineer in Ontario since 1990 and Alberta since 1999. Mr Law’s forte is as a known developer and ear-mark investor.


In Hong Kong, Mr Law’s notable projects have included the modernization and electrification of the Kowloon Canton Railway from Hong Kong to the China border; Port Development and Highway designs and development in Hong Kong.


Mr. Stephen Law started GSL Group in Canada in 1988 with a focus on the acquisition of real estate properties which priced below replacement value. He has purchased over thousands of units of townhouses and apartment condos in Calgary alone. As well, he set up his brokerage and property management company in order to provide after-sale service to his overseas clients. Mr Law also did similar real estate acquisitions in Vancouver, Richmond and Burnaby (British Columbia, Canada) in the next few years after


In 1990, he started purchasing land for subdivision for building new homes and multi-family residential development of townhouses and apartment condos in Calgary, Vancouver and Richmond areas. He has also been instrumental in the assembly and successful syndication of land. Later on, he formed a new home builder company which builds hundreds of houses a year. In 2000, he completed acquisition and retrofitting of two office buildings in downtown Calgary. He also obtained interests in out of town land subdivisions, land acquisitions, water front resort developments and hotel developments. Mr Law was also involved in all the project planning, design and fund raising for the CDPI projects (Canadian Destination Properties Inc) which includes the late Dwight McLellan United Horseman Alberta race track entertainment facility in Balzac which is called the Century Downs Racetrack and Casino.


Since 2010, concurrent with the development of the 400 acre water front resort project, Mr Law has been active in land acquisition, subdivision planning and improvement; and also in the housing acquisition, retrofitting and rental management in Las Vegas, Nevada, United States.  He also founded Northern Capital management Inc, a fund management firm specializing in corporate strategies based on sensibilities of risk management combined with steady growth and return. Its flagship product, 365 Real Estate Development Fund, includes, but are not limited to, restoration and development of bank owned residential, commercial, industrial and agricultural properties as well as land developments invested alongside Canadian Segregated Funds.

Group Participation with Barnieh Holdings Ltd. in the acquistion and due diligence of the National GSA portfolio with project value of over USD500mn.

Group participation with Barneih Holdings Ltd. in the acquisition and due diligence on the taking over of the management of TGS North America Real Estate Investment Trust (REIT) with an issue size of USD50mn.

Group participation with Barnieh Holdings Ltd. in the acquisition and due diligence on the take over of management of Americus Real Estate Investment Trust (REIT) with an issue price of USD500mn.


Led a group of forest specilists from China for the acquistion and due diligence of 500,000 acre forest owned by US Macdonald Group.



The acquistion and due diligence of takeing over property management of 1711 New York apartments from Georgia Malone co LLP for USD175mn.



Due Diligence and Project Development on 300 + acre of land in Coachella valley, CA.



DYNASTY INVESTMENT (PROPERTY MANAGEMENT IN PROGRESS) – Involved in acquisition, retrofitting, and rental management of residential property. A joint venture with Maxim development.




SCENIC GARDENS – a 46 unit condo townhouse development located on Scurfield Drive SW Scenic Acres. This project was a joint development between GSL and Lloyds Homes and was completed in 1994.


CHRISTIE VIEW POINTE – a 60 unit side by side Villa development located on 17th avenue SW between Sarcee trail and 69 Street SW. the project was a joint development between GSL and Gala Homes /Trident development and was completed in 1999.


ELMONT COURT subdivision located at NW corner of Elmont Drive and 69 Street SW Calgary consisted of 22 single family house lots was completed in 2007.


ELMONT MEWS subdivision located at SW corner of Elmont Drive and 69 St SW Calgary consisted of 19 single family house lots was started by GSL and later sold to a Home Builder. The whole subdivision was completed in 2008.


MAXIM (later named JAWS TECHNOLOGY) OFFICE BUILDING complete retrofitting project located at 630 -8th avenue SW downtown Calgary.  Total new office space developed 60,000 sq ft approx. the project was a joint development between GSL and Maxim and was completed in 2000.


PETRO CHEMICAL OFFICE BUILDING complete retrofitting project located at 805 -8th Avenue SW downtown Calgary. Total new office space developed 100,000 sq ft approx.  The project was a joint development between GSL and Maxim development co and was completed in 2002.


OASIS FINE HOMES LTD – 1994 -2005 as joint venture investor and as major shareholder and director of the company. The company is building hundreds of houses every year.


LANGDON MEWS (APPLICATION IN PROGRESS)–concept plan and application of Development Permit stage. The property is a 140 ac land next to a golf course development. Land purchased in 2005


UNITED HORSEMAN RACETRACK DEVELOPMENT IN BALZAC ALBERTA. – Involved in the land acquisition and provided assistance to the planning and fund raising to the late Dwight McLellan for a $200 MILLION race track, a racing entertainment centre, a Casino, hotel, barns, and 1000 stalls.


McLELLAN RANCH 650 ACRE LAND –north of Chestermere, involved in land assembly, concept plan and syndication with the late Dwight McLellan. The land was successfully sold to the Homburg group and then to Bob Harris of the Centron group.


ALBERTA RESIDENTIAL MORTGAGE FUND – raised funds from Hong Kong and Taiwan immigrants to Canada for lending to residential mortgages. The mortgages were administered by Frank Boyd CEO of Apex Group.




LAKE NEWELL RESORT (DEVELOPMENT IN PROGRESS) – joint venture with Jeet Shergill after he foreclosed the property from Harvey Jager in December 2004.  A 400 acre water front site along both shores of the Greenwald inlet of the lake. Five blocks of site had been fully serviced and some 200 houses had been built. A marina with gas pump and a club house are in operation. Further development of this project is in progress.


Caroline Anti-aging facility – joint venture with Swiss and Hong Kong developers for a Nano technology anti-aging community development including all amenities in 2015. Total project value of over USD700mn. Contract underway for 5+ facilities worldwide


WINDTOWER MOUNTAIN LODGE AND SUITES (HOTEL OPERATION IN PROGRESS)–development of 120 suites condominium hotel suites and residences project in Canmore AB located at 160 Kananaskis Way. This project is jointly developed with Standens Hospitality services and was completed and commissioned in 2005.


OAKVIEW GARDENS – a 42 unit 4 storey condo plus underground parking development located on West 16 Street and Oak Street, Vancouver BC. The project was completed in 2004.


FRASERWOODS at Richmond BC – a 37 unit townhouse development located at Road No. 9 Richmond. The project was completed in 2005.


CRYSTAL WATER – a 35 water-front lot subdivision located at 18451 Crystal Water Road, Oyama, BC occupied a site of 12 acres approx. The total project value was approx. $17.5 Million. The project was a joint development between GSL and Tylon Steep co. and was completed in 2006.


185 ACRE DEVELOPMENT SITE (PLANNING IN PROGRESS) – this site is acquired in February 2013. It is situated within the north Cochrane ASP of the Rockyview County. This project will be developed into about 170-190 residential lots. Planning is underway.

The Lake Newell Resort

Lake Newell resort is located on the shores of Lake Newell, southern Alberta’s largest and warmest lake. Only ten minutes from the city of Brooks, all amenities are available. Lake Newell resort is a short drive from several golf courses and world class attractions such as the Brooks Aquaduct, the Kinbrook Provincial Park,  Dinosaur Provincial Park, a UNESCO World heritage site , The Royal Tyrell Museum – the renowned premier Palaeontology museum, are a short drive away.  And the Blackfoot crossing, home of the First Nation Siksika people, the Interpretation Centre  are also short drive away.  Lake Newell has become a  great destination for tourism as the 65 sq km lake features all water sports , fishing, sailing, water -skiing , ice-fishing derby,  wind skiing on ice, pheasant hunting, pelican sanctuary…etc.

The development  land approx. 400 acres are located around the east , north and west sides of the Greenwald Inlet to the lake.  Subdivisions were completed on 5 blocks of land and some 200 houses were built,. The marina and club house is located on Block 6. The Marina is one of the only two boats launches on the Lake.

About 350 acres of the land is being conceptualized into a senior resort with anti-aging themes. The senior project will be a joint venture with Caroline Group  from Beijing, China.

The Cochrane

The property consists of 185 acres of beautiful terrain on a slope with southern exposure facing  the Rocky Mountain on the far side and with Bow River running west to East on the bottom of the hill. This site being 5 min. from all the amenities in Cochrane and 35 min. from City of Calgary is ideal  for home owners looking for country lifestyle with the convenience of city living.

The site is located in the North Cochrane Area Structural Plan. Our concept plan will accommodate 170-175 country residential units of lot size approx.  ¼  acre.  Electricity and natural gas services are right at the site boundary. Water and sanitary sewer services can be tied into the Cochrane service lines to the Monterra development located just to the northeast of the site.  Alternative will be the use of well water and use of  onsite septic field system.
